Memories of La Cala Resort, Mijas Costa

We were brought in by La Cala Golf Resort as project managers to ensure that the whole process with their expansion in luxury dwelling construction and delivery of their prestigious Golf Resort in 1999 was organised, transparent, ethical and targeted. We managed the design teams, the bidding and construction activities throughout, to ensure all seven projects were delivered to their customers on time and on budget. Overall, we delivered 168 luxury townhouses, 168 luxury apartments plus luxury golf-side villas.

What are the Project Management Fees?

Time and time again, the savings, efficiencies and guarantees that we are able to secure for our clients willl exceed our fees. So, in effect, we’re making you money, not costing you money overall. Add to the fact that we reduce stress, remove the jeopardy from building in Spain and keep everything running to time, and you could say that project management is priceless!

How to budget for a construction project in Spain

When you start a building project, the first thing you look at is how much is it going to cost. This figure will guide you as to whether you can afford to build that dream family home, or whether it is profitable to build a development or hospitality project. But beware of early quotes that come in quickly from builders, as they are very unlikely to be remotely accurate.

Common problems with local utilities in Spain

Before choosing a plot or project scope, you need to make sure you are connected to utilities and have enough power or water available to enable your project to function. In the cases where this is not currently in place, studies need to be done to allow you to understand the cost implications of connecting up to the grid or adding water systems and how much capacity you need. You could be in for a shock.

What is snagging?

Snagging is a vital step in the completion of a new construction or refurbishment process. It ensures that there are no nasty surprises when you move in and obliges the contractor to solve the issues identified before their works are signed off and they are paid in full. Without a thorough snagging check, with an independent and experienced snagging professional, you leave yourself open to being left with issues, and needing to pay extra or fight to have them resolved. Here is our guide to snagging and how to do it right, to avoid the headaches. Click on the above title or picture for more.

A year of Project Management

There has been a significant increase in these conflicts, delays and budgetary issues over 2023. Reasons for this vary from project to project, but there are clear trends fuelling these problems across the board, such as lack of overall strategy and planning, price constraints caused by inflation, as well as changes in specs due to shortages and stock issues caused by COVID. Other issues which we have seen a lot of over the past 12 months have been incorrect documentation and contracts being agreed and signed, activities and deliverables being unsupervised and undelivered and a general lack of attention to detail and failure to properly assess what is being actually delivered. Building a luxury Villa – going it alone

We have recently started working with a couple who have been trying to navigate the ins and outs of building a villa in Spain alone. After a year of hitting road blocks and being let down by suppliers, they reached out to us and we are taking on their project in 2024. We asked them to share their story, to see where things can go wrong without expert help and guidance and they have kindly agreed. We hope this will help you understand where a professional project manager comes in. Click on the above picture for more.
