Salón Inmobiliario del Mediterráneo in Málaga
SIMED is Malaga’s annual property event, which took place between the 7th and 9th of November at the Palacio de Congresos in Malaga. Mark Lawson and the MDCI team visited as they do every year to link up with contacts and friends in the second home market. Attending these shows is a very good way to get a check on the property market. It allows us to have in-depth conversations to find out more from trusted partners regarding issues with supply and demand, as well as buyer trends and requirements. This knowledge helps our team better advise our project development clients on what developments the market is demanding, support them with setting prices and also support our luxury villa clients on building the most desirable villa for resale.
This year, the event had more than 7,000 visitors in attendance and 130 exhibitors to see. There were over 9,000 properties for visitors to see and enquire about. It’s a great place to “shop” for properties to buy, as well as enjoy a packed programme of presentations and panel discussions. There were talks about residential tourism trends, innovation and AI in the future of real estate, strategic projects for Malaga’s future, urban regeneration, branded developments, sustainability, home staging and more. Attendees were able to hear from business leaders in real estate, construction and property development, as well as representatives from Malaga Town Hall and the Junta de Andalucia. It’s a highly valued opportunity for professionals in these fields to network, explore possible collaborations and share of ideas and innovation.
SIMED were celebrating 20 years as the most important property event in Malaga this year and Mark has been making a point of attending since the very beginning. MDCI used to take a stand, to complement the offering of agents and developers and offer advice to attendees considering building rather than buying. We were proud to be there, alongside the agents and developers that shared our values and offered high levels of service and high development standards. Our record in the development of large and small projects proved of complementary value and during the events we were always called in to many meetings with interested parties, where credibility of execution was an added bonus to the sales process.
This year, Mark and the team attended as visitors, rather than exhibitors, to network and connect up with collaborators, contacts and friends and were impressed with what they saw. Mark explains, “This year it was refreshing to see that the hall was full of exhibitors, reporting record years and expecting the positive cycle to continue. The Mayor of Malaga and Junta de Andalucia made an important impact, with speeches underlining the importance of real estate to this area and the levels of investment in the second home markets. Their involvement boosted the number of media in attendance to spread the word that the property market in the Malaga province is really strong. In fact, the only complaints from the sector were the lack of stock and the need for more new build developments to fulfil demand. The continued strength of the market and positivity for the future is excellent news for us all.”
The organizers of SIMED commented, “We bid farewell to the 20th edition of Simed with a very special thank you to all the companies, organisations, professionals and members of the public who participated and attended the event. In this important year in the show’s history, we have managed to promote a high level of business, to analyse and study the sector’s trends in depth and to bring together the largest range of homes on the Mediterranean coast in the same space. We look forward to seeing you in 2025 at the leading event in the residential sector specialising in second homes and property investment.”
Why people are choosing to build not buy
The strength of the resale and second home market and the lack of good stock available is both driving prices up and pushing more people to build their own properties. Families in particular are taking the plunge and building to create their ideal family home, in an area which works for them. Read more about why families are building villas on the Costa del Sol.
Investors are also seeing the potential to get an excellent return on their investment by building villas to supply the increasing demand.
